Nuevo 2007-05-26

1. No se ha puesto lozas alrededor de las piscinas porque los presupuestos salieron altismos y no hay dinero para ello. Le hemos dado otra oportunidad a la hierba y está quedano muy bien.

2. Hay un nuevo jardinero. Se llama Alejadnro. es un hombre muy amable y trabajador. Christobal ya no trabaja con nosotros.

3. Estamos intentando encontrar soloción en cuanto a las palomas.

4. Por favor, recuerden que si ven a algueinsaltando sobre las tumbonas o haciendo otras cosas en contra de las reglas de la comunidad, no duden en decirles algo o darles una copia de las normas. es por el bien de todos. TODOS SOMOS LA COMUNIDAD.

5. Solo quiero mencionar el brilliante trabaja que Pedro, Mari y Alejandro están realizando en los jardines ,etc.

6. La verdad es que es un placer vivir aqui en La Cala Hills Fase 3 en paz y armonia. Gracias todos por colaborar.

News from the Board 2007-05-26

1. No tiles have been placed around the swimming pool areas because quates came out way too expensive and the community doesn't have the money for it. The grass has been given a sencond chance and is looking very nice.

2 . We have a new gardener. His name is Alejandro. He is very friendly and hard working. Christobal no longer works with us.

3. We have trying very hard to find a solution the the pdigeon problem.

4. Please, remember that if you see anyone jumping on the sunbeds or doing any other thing against our community rules, don't hesitate to say something to them or hadn a copy of the community rules. It's in our own interest. WE ARE ALL TTE COMMUNITY.

5. Just want to mention the brilliant job Pedro, Mari and Alejandro are doing with the gardens, etc.

6. The tryut is that it is a pleasure to live here in La Cala Hills Fase 3 in peace and harmony.

Hello owners - ADSL and telephone news

Here is a letter sent by JLSatel, our telephone company, explaining a few things about the system. I`ll do my best to translate it. We asked them to send us a letter with different points in which we, La Cala Hills, benefit by having them instead of another company. We feel it is important for everyone to kow what we are getting here. When the promoter first took them on it was because no other telephone companye would service this area. Here goes:

Firstly they want to apologise for any inconveniences we may have been having, what is happening is that they are doing constant renovations and upgrading our equipment. This is being done in modules in the different phases and different blocks, avoiding a total cut in the system.

When the contract was made with JL Satel in 2003, the promoter signed for the normal 64 Kb of broadband, now they are talking about minimum 1 Mb. They are trying to prepare the system for this and it is omportant that everyone know there will be no extra charge to the community. This upgrade is causing some problems and they are thinking of compensating us all in some way. They are going to take 5% from the next bill to the community for the broadband.

As an added bonus to their service, we are benefíting by having a technical service like no other company provides for broadband. We can caunt on a technician to do the configuration and help us with our personal computers without any additional charge.

We don´t have to pay to get the telephone lines or the service as this is included in the package.

The technican is available from Mondays to Fridays from 9 to 5.

As a comliment to having broadband, the telephone service offers free calls to all landlines in Spain and to international landlines a price from 0.06 euro/minute which is not available with the other telephone company.

Pitifully sometimes people call them when it is a problem with their mail server or simply a fault of their computer and think it is a problem of their service.

They take full responsibility for problems caused while they are trying to better the speed, they are conscious of it and are trying to work to getting the system stable and that way give more speed on internet connection, as usual no extra charge.

At the moment the apparatus and the system that will be put in Phase 3 is being tested in their central office since the 28 th February and they hope to be able to install it in as of Wdnesday or Thursday, they will advise ONE day before so that you will all know there will be a cut in the system for about 2 or 3 hours in the morning (as early as possible).

Abajo tienen una carta mandada de JL Satel, nuestra compañia de teléfono, explicando algunas cosas sobre nuestro sistema. Nosotros les pedimos que nos mandaran una carta explicando los beneficios de tener a esta compañia. Pensamos que es importante que todos sepamos lo que tenemos. Cuando el promotor firmó con JL Satel fue porque no había posibilidad de tener teléfono con otra compañia en ese momento. Aquí está carta:

Primeramente, ante todo pedirles disculpas por los inconvenientes que están teniendo, lo que ocurre es que estamos haciendo una renovación y modernización constantes de nuestro equipamiento, que se está haciendo de forma modular,en las distintas fases y distintos bloques, evitando el corte total del servicio.

Te comento que en el contrato que se hizo en su momento en el 2003, cuando comenzamos a dar servicio a esta Urbanización, se contrataron unas velocidades de banda ancha de 64 Kb, lo usual en ese momento, en la acualidad estamos hablando de velocidades mínimas de 1 Mb, hay que adecuar la infraestructura, es muy importante que sepan que esto no va a repercutir de forma alguna en ningún coste a la comunidad (como supongo, ocurrió con la modernización del sistema de televisión), ésta modernización y adecuación está causando algunos fallos que trataremos de compensar en cierta forma, haciendo una bonificación del 5% en la próxima factura de nuestro servicio de banda ancha.

Como valor agregado a nuestro servicio, mencionar que los vecinos de esta urbanización se están beneficiando de un servicio técnico que no tiene igual en ninguna compañia que suministre el servicio de banda ancha, ya que cuentan con técnicos a los que se les solicitan trabajos de configuración y adecuación a nivel informático de equipamientos personales, sin ningún coste adicional.

Por un acurdo al principio con los constructores y promotores, todos las personas que den de alta lines de teléfono con nosotros no tienen que pagar alta del servicio.

Que la Urbanización, en sus distintas fases, cuenta con un técnico a su servicio de Lunes a Viernes de 9.00 a 17.00 hs.

Que como complemento al servicio de banda ancha, el servicio de telefonía lleva llamadas a teléfonos fijos nacionales gratis y un precio de llamadas a fijos internacionales (desde 0.06 euro/min) no equiparables a otras compañias telefónicas convencionales.

Desgraciadamente, algunas veces algún vecino de la urbanización nos llama reclamando fallos en el servicio, cuando el problema está en sus proveedores de correo o simplemente en su ordenador, y esto es parte de de lo que se cuenta como fallo del servicio, sin serlo.

Nos hacemos responsables de nuestros fallos, causados por la actualización del sistema para mayores velocidades, somos consientes de ellos y estamos trabajando para lograr la estabillidad del sistema y dar así una mayor velocidad en la conexión de banda ancha, como siempre sin costes adicionales.

Actualmente los aparatos y sistemaque darán servicio a la fase 3 particularmente, están siendo probdos en la central desde el día 28 de febrero y suponemos que se podrán instalar en la fase 3 a partir del miércoles o viernes de la semana próxima, un DIA antes avisaremos para que estén al tanto delcorte producido por tal trabajo que será de aproximadamente 2 o 3 horas por la mañana y en lo posible bien temprano.

SECURITY

We are looking into, in the nearest future, reactivating our CCTV in the community. The cameras will cover the garage entrances, main entrance and gardens at all times.

SEGURIDAD

Estamos estudiando reactivar nuestro sistema de camaras de seguridad en la comunidad, en un futuro próximo. Las camaras cubrirán la entrada a los garages. la entrada principal y los jardines a todas horas.

Some headlines from AGM meeting 28 September 2006

1. Rapport of the year - see all details in community of owners rapport send by letter.
2. Payment of 365 Euro to Golf Valley. Various of owners have achieved for this amount to be reimbursed to them. If you not have obtained this money back yet, contact Isabel at tlf 952817500.
3. The meeting approved unanimously the enclosed Rules. Please help us all to have a nice place to live - Those owners who rent out their properties on a long term or short term basis, must inform their tenants of the Community Regulations.
4. Remember payment of community fee before 31 oktober 2006 or + 25 %
5. New grass to start planting in March 2007.
6. Own staff will be employded - cheaper solution for us (1 gardner, 1cleaner and 1 helper).
7. Summer Security in day time from 1 of July to 31 of August 2007 - (11.00 to 20.00)

The community has decided to purchase for the moment 30 new sunbeds for the pools. We kindly ask you to put them back after use in the evenings. They will be financed from the reserve fund.
There are still owners who have not paid their community fees. We ask them to pay as soon as possible, as their lack of payment stops the community from fulfilling its obligations

HOUSE RULES

Dear owners - we try again - lot of complains about noise

  • Dogs - it`s not allowed to have a dog on the terrace jumping, playing ball and barking.
  • Noise is not allowed that disturbs teh neighbours or the tranquillity of the area.
  • No noise in summer after 24.00 hrs and 23.00 hours during the remainder of teh year. These rules are Town Halls regulations. Please also respect siesta hours: from 14.00 to 16.30 hours.
  • Please do not wear high-heeled shoes indside the apartments.
  • Furniture must have pads on feet - also on the terrace.
  • WHEN LEAVING YOUR APARTMENT - CLOSED THE DOOR QUIETLY.

News about the water restrictions

To all owners - Antonio Rodriguez Leal, presidente of Cuenca Sur Medterranean (department responsible for all matters concerning water) has declared yesterday /27-4-06), to Radio nacional de España, that most probable the water restriction to water gardens and filling pools will withdraw by June the 1st in the 11 town halls of Costa del Sol occidencal, because actually the water reservoir of La Concepción is up to 100 %. The restrictions wil continue in the rest of the province, because the level of the water in this region is stil very low.
That means that in may the restrictions will continue, and the behavior with gardens and polls will have to be very careful.
Those communities which still have not water deposits for the sprinkling system or bore holes will have one more year, if finally the decree will be over in June, to build it, to be ready next time when this situation happens again.
